Broadneck Housing Market Update - April 2011

Housing market update for Arnold, Maryland (21012) and Annapolis, Maryland (21409) for the Month of April, 2011.

Units Sold - There was an increase in total units sold in Anne Arundel County in April, with 47 sold this month in Broadneck. This month’s total units sold was higher at this time last year.

Active Inventory – Versus last year, the total number of homes available this month is lower by 84 units or 26%.  The total number of active inventory this April was 239 compared to 323 in April of 2010. This month’s total of 239 is higher than the previous month’s total supply of available inventory of 233, an increase of 3%.

Median Sale Price – Last April, the median sale price for Arnold/Broadneck homes was $295,000.  This April, the median sale price was approximately $345,000.  The current median sold price is 17% higher than in April of 2010.
